I want to use Apple Settlements – what do I need to do?

When we receive the contract, we will immediately open our file, and forward documentation to you for signing. We will liaise with you and all other parties in relation to your settlement to ensure that you settle easily, with no fuss.

Why should I use a Settlement Agent?

What happens if I’m not ready to settle on the due date?
Under most contracts in WA, each party has three business days in which they can settle after the due date, without penalty. If settlement has still not taken place in this ‘grace period’, the party that is ready to complete settlement, may be able to charge the late party ‘penalty interest’, which is calculated based on the purchase price of the property.
If you think there is a possibility that you won’t be ready to settle on the contracted Settlement Date, please speak to your conveyancer, to discuss the options available to you.
What actually happens at settlement?
In WA, most settlements take place in the Perth CBD. There are usually up to four parties involved – the buyer and sellers’ settlement agents, as well any banks that are involved with mortgages.
At the settlement, the buyer’s bank will hand over the bank cheques to the seller’s settlement agent & their bank in return, receive the Certificate of Title, Discharge of Mortgage and Transfer of Land.
Once the settlement has ‘gone through’ your conveyancer will call you with the good news, and then you can contact the Real Estate Agent to arrange handover of the keys!
